1. No variation in cost after allotment
and agreement.
2. All payment by Demand drafts/ local
cheques drawn in favour of Prisunic
Builders (P) Ltd., payable at Kozhikode.
3. Building tax, VAT, Deposit for Power,
Deposit for Water connection, Deposit
to Owner’s Association, Share of
transformer & cabling, contribution
to construction workers welfare fund,
statutory deposits and other deposit are
to be paid by purchaser.
4. Possession will be handed over only
on receipt of entire amount payable as
per clause 3 above and after completion
of payment to the Builders.
5. Acceptance of application form and
allotment of Villas shall be entirely at
the discretion of the promoter.
6. Dimensions and details provided in
the brochure are approximate and are
subject to minor alteration without
notice.
7. The area is inclusive of common area
and wall thickness.
8. If payments are not made as per
agreements signed, builder reserves
right to cancel the allotment. On
cancellation, amount collected will be
refunded only after reallotment and
without any interest.
Documentation
The documents for a Villa are:
1. A land agreement and an agreement
to construct, executed between the
builder and the purchaser.
2. A registered Sale deed for the
undivided share in the land.
Registration charges and other
incidental expenses for the registration
of undivided share in the land will be to
the purchaser’s account, to be paid at
the time of registration of land.
Maintenance
Owner’s Association will be formed on
handing over the Villa.
The Owners Association will carry out
the complete maintenance and repairs
of exclusive common facilities. Member
ship in association is compulsory.
Maintenance charges/deposits to be
paid by each owner.
